
PURPOSE:
The purpose of this application is to amend the Official Community Plan and Zoning bylaw for 3 Blueberry Avenue to enable development of a 6 single-family bare land strata subdivision. 3 Blueberry Avenue is currently designated ‘Residential Small Holdings’ and zoned ‘G3-C Residential Zone’ and neither designation permits the proposed development. Therefore, if approved by Council, the proposed new bylaw (known as“3 Blueberry Avenue Official Community Plan Amendment Bylaw No. 2048, 2024”) would amend the land-use designation of the subject property to ‘Neighbourhood’ and if approved by Council, the bylaw (known as “3 Blueberry Avenue Zoning Amendment Bylaw No. 2049, 2024”) would add a low-density multi-dwelling residential zone to the Kitimat Municipal Code and amend the zone for 3 Blueberry Avenue to ‘R3-D1: Low Density Multi-Dwelling Residential’ zone. This new zone would permit the multi-dwelling strata residential development to a maximum of 6 dwelling units. PROVIDING COMMENT:
A Public Hearing is scheduled at 7:00 pm on Monday, June 17, 2024 in the Council Chambers at 606 Mountainview Square. Comments and feedback must be received before 4:30 p.m. on June 17, 2024 to be provided for Council consideration.
