Rezoning application easily passes Kitimat council

A rezoning application sailed through council approval on Dec. 20, clearing the way for changes to support local businesses and add to the dining options in Kitimat.

The application concerns a property at 1442 Nalabila Boulevard, currently zoned C4 (Local Store Zone). Historically home to Doris’ Delicatessen, which closed recently after two decades, the building now houses Dhamaka Indian Restaurant in part of its leasable space.

The proposed changes would amend zoning regulations to allow two restaurants and two dwelling units for business operators within the existing floor space limit of 225 square metres. The applicant plans to open a Korean-Japanese restaurant in the remaining vacant space and renovate the second-floor area into housing for one of the operators.

Council unanimously supported the staff-recommended motion to prepare a rezoning bylaw, noting its alignment with district goals of attracting investment, supporting small businesses, and rejuvenating commercial centres.

“This will increase businesses and will create more jobs. There is no issue from staff, so I support this motion,” said Councillor Edwin Empinado, who introduced the motion.

The property is well-positioned for the proposed use, with ample parking, walkways to the west and north, and a transit stop within walking distance on Kingfisher Avenue. Planning staff emphasized that the proposal fits within the Official Community Plan and would make better use of underutilized commercial space.
