Housing prices decrease in Kitimat

Through the first quarter of 2017, the BC Northern Real Estate Board reported property sales worth $3 million in Kitimat, down from $5.5 million during the same timeframe in 2016.

14 properties were sold in Kitimat from January through March of this year, a drop from the 20 sold in 2016. Of those 14 properties, 10 were single-family homes, one was a half-duplex and three were townhouses. At the end of March there were 102 properties of all types available for sale through the Multiple Listing Service in the Kitimat area, down from 110 in 2016.

“Kitimat continues to fall slightly on most measures, including the number of sales, listings and average sale price; however, caution must be exercised given the small market and limited data,” states the release sent out by the BC Northern Real Estate Board.

Realtors in the Terrace area sold 44 properties in the first quarter of 2017, down from 51 in 2016. The value of these properties was $11.5 million. 21 single-family homes and six manufactured homes in parks changed hands since January 1st. As of March 31st, there were 212 properties of all types available for sale in the Terrace area.

In Prince Rupert, 58 properties worth $14.8 million have sold through the Multiple Listing Service so far this year, up from 47 last year. Of those 58 properties sold, 40 were single-family residential properties and five were parcels of vacant land. As of March 31st, there were 170 properties of all types available for purchase in the Prince Rupert area.

The average selling price, year to date for a residential detached house in Kitimat is $225,417, down from $354,961 in 2016, and $305,885 in 2015.
